Hot markets introduce some challenges, so here are a few tips from IRES to help when inventory is moving quickly.

prospectsProspect Searches:  Prospect searches run overnight by default, during the wee hours of the morning. But when properties are under contract within a matter of days, consider increasing the frequency of your searches to Instantly.  Your clients will receive new or changed listings within minutes of them being entered into the MLS! This is faster than any other search available so your clients are in a better position to get an offer submitted immediately. Watch the Prospect Search instructional video.

If you want to keep an eye on certain properties and receiAny statusve messages when they go on the market or if an offer falls through, create a prospect search for them.   Enter the address or MLS number, check “Any Status Change” on the Prospects screen, and you’ll receive an email alert.  There’s no need to waste time pulling up that same listing every day to check it.  Set it and forget it!

Buyer Needs on the Messages screen:

buyerneedsOne of the best ways to get the offer in first is by making buyer needs known.  On the Messages screen, you have the ability to broadcast to all IRES subscribers the needs of your buyer. Give Listing Agents a heads up and the early bird may catch the worm. Messages is located in the drop down list under your name at the top right toolbar. And, yes, people use it! As a reminder, pocket listings are not allowed on Messages.

DocuSign: When you use e-signatures, the time to collect signatures is slashed, especially with the deep integration we’ve created within the IRESis Contracts system (watch the instructional video). As soon as your client opens their email, they can click to sign.  The monthly cost is well worth getting offers in first!

Hotsheets:  View a report of all activity in your farm area, hot off the press.  With one more click, pull uhotsheetsp the listing details. Hotsheets is located under the Reports menu.
